An area plan and rezoning request for City Council from M1 (Limited Industrial) to C2B (Business Service District). The area plan for a vacant 1.2-acre parcel proposes the construction of 50 one-bedroom apartments across two buildings. Some of the parking will be under the buildings and some will be located on the north side of the parcel.

The site has floodway and floodplain on the southern portion of the site, woodlands, and potentially wetlands (they have to be surveyed). It is in Ward 4.

The applicant will still need to submit a complete site plan. The Planning Commission and City Council first have to approve the rezoning and area plan, and then this project would follow the standard site plan process.
