This is a petition to rezone a 26,802 sq ft parcel from R2B to R4E with offered conditions to limit height to 66 ft. The rezoning petition is accompanied by an area plan that shows a 4-story building with 39 student-focused apartment units. 14 vehicle parking spaces will be provided. The site is in Ward 2.

Rezoning and Area Plan: This project proposes R4E with voluntary conditions (a 66 ft height limit). Rezoning applications are reviewed by the City’s different service areas for alignment with the Comprehensive Plan and other City standards. Once staff reviews are complete, the application would be scheduled for a City Planning Commission for a recommendation and then two City Council meetings for a public hearing and vote. A community participation meeting is required for rezonings.
