Project Overview
The proposed site plan is for a 215,500-square foot, 8-story residential building with 289 dwelling units, and increase from 216. The site is 1.66 acres and zoned C1A/R with conditions.
The site also includes tenant amenities such as a coffee bar, large fitness space, coworking area, second-floor terrace, and community kitchen and dining space. Building has a one-story podium and a C-shaped tower open to the west. A curb cut is located on Henry Street to access the 39-space parking garage within the podium. Two additional curb cuts are proposed on Henry and White to create solid waste access court. A microgrid system is located on the east side of the site along White Street.
The project also incorporates sustainable design features, including geothermal energy and fuel cell technology to help power and condition the building.
Approval of this site plan will:
- replace SP23-2017 (1601 S State St)
- redesign the tower above the podium
- eliminate previously included commercial uses
- reconfigure site access
