Project Overview
The proposed site plan combines three parcels on the corner of South University and Church Street (1201, 1209, and 1213 South University). The proposed development includes demolition of the existing retail buildings and reconstruction of the pedestrian corridor along Church Street and South University Avenue.
- Constructs a new 19 story mixed use residential (apartments) building with ground floor retail on a 0.39 acre site zoned D1
- Site also falls under the South University Character overlay district, which means it has additional design standards to meet
- Project design has a complementary combination of two design elements: a detailed masonry retail base and a masonry residential loft-style tower; the base evokes an historic aesthetic while the tower provides a traditional but fresh complement
- Combined site has approximately 16,800 square feet on a primary street type designation
- Receives a 30% density bonus for designing to sustainability goals (e.g. ability to convert to fully electric and provisions for install of future PV array)
